Billing of HOA Dues

Received our $350 bill Feb. 20, 2021 due March 1.

Bill generated Feb. 17th. Add'l fine if not paid within 30 days. Decided to pay online since due soon.

Followed instructions on bill. Got in fine. However, bill reflects $0. Called their office 2/26 and transferred to accounts receivable.

No answer and left message. No return call all day. Called 866 number given to call on web site. Waited 20 minutes.

Girl stated try hitting $0 amt to pay. Wasn't doing that. Called our rep in Larkin and he reported it to ____. I also was given number to call him.

No response. So called main number again and asked for person in charge of Larkin. Got ____. Didn't want to listen which made me more mad.

He already new I had called our hoa rep and told me I was given wrong number to call him which was in a text. So why didn't he call me???

All he could say bills were not uploaded yet .and don't show up until 3/1 on site. Really?????? You mail a bill to people ..

give instructions they are due 3/1.. but bill doesn't show up until 3/1. His answer is that is how the system works. What a waste of time.

Something that should have taken 5 minutes to pay ended up wasting my time and aggravation. Very poor customer service.

I ended up sending in the check. 2/27.

Unresponsive, unhelpful, lazy

Jennifer Pletcher is pretty much useless. You report a violation of the Wynfield HOA rules and she never does anything with it. You have to keep following up month after month, and then maybe something will be done, but usually not.

Avoid using this company if possible at all costs. They provide zero customer service, refuse to fix problems, hire landscape companies that do nothing. If you are looking for someone to ruin your community and frustrate you beyond comprehension this is the company to use. I copied some of the above verbiage from another review but it was so true. This company overcharges and will do nothing when you need their assistance is needed. They collect more HOA fees than any management company we have had including a special assessment fee of 4800/yr and have done less than any management company we have had. The condo community has gone down since they have been managing our property. The unit above mine had a leak that traveled to my unit and caused some damage. The HOA hired subpar contractors and it took them almost a year to come a look at the damage the contactors created while they were fixing my unit. In the process of me trying to explain that the contractors caused damage to my property while fixing the repairs , the property manager and maintenance manager basically dismissed me then engaged in a screaming match with me before they even came to see what I was trying to explain to them. It took five calls and an escalated calls to the company owner and the owner of the restoration company to have my issue resolved. They are very unprofessional and mismanage resources. If you like wasting money hire them.

This company is going to end up in legal trouble. They manage our HOA. And they are eroding our home values by not taking responsibility but taking our money.

They refuse to release financial documents upon request. They refuse to enforce the actual hoa laws.

And they do not check on the property or care. Each townhome here has an area in front of the home that's about 10ft by 4ft, that should have bushes and mulch. But for the past 5 years they have but minimal cheap smelling mulch down once a year (should be done twice) , and this year nothing has been done. There are overgrown weeds in front of every home, water lines exposed from erosion of the ground. And when I called about this, I was told "well it's been raining a lot" first off, it's only been raining the past 2 weeks.... Not the past 7 years, secondly I work an outside job, and rain isn't suppose to stop all outside work.

Our dues have increased every single year, yet each year everything gets worse. Stay far away from this company.

Sent in detailed emails with everything required and they can’t comprehend request then once on phone told I didn’t send in what was needed and I have an attitude not once but twice was told this. Shocking to have to deal with such unprofessional behavior. They did have all the proper documentation for my request after all and yet no apology was given. Disgraceful company.

Negligence

I have something to say I am in a townhouse in the subdivision that Hawthorne managed I have been living with water intrusion in excess of three years which is still not completely repaired. Hawthorne did not even start to address even thinking about repairing it until two years after they were informed of the water intrusion. There was toxic mold stacking mold we had to move out I have immune diseaseI believe that they are conspiring with within the company employees and outside Representatives and there associates of any kind in any matter in anyway to do nothing but make money it’s over three years now and my house is still not completely repaired and Hawthorne was fired six months ago from this community. Stay away from my phone and it’s Representatives of any nature

Lacking professionalism

This company does not want to help any homeowner with a problem. Went down to speak to Heather Skinner and she let me sit out front for an hour and never did come out to speak with me. I was there because she didn’t do her job and send the homeowner what she should have! No explanation nor apology. Her mistake and poor judgement caused a problem she had no desire to fix!

I know Heather for a while, Never comes to phone to respond. Inspite of genuine issue of my mowing company delayed in mowing my lawn they add up fines like $ are coming from trees.

Especially trying to ripoff Indian families as they are new to country and can't speak with logics. Stay away from these blood suckers.....

Cowards who like to harass

All these idiots do is send letters to homeowners to harass them about any nit picky thing in the bylaws. If your grass is so much as 1mm too high they send threatening letter. Today I got a “final notice” about the dead grass in near the sidewalk. Funny thing is there is no sidewalk. The person who sends the letter lives in a damn apartment so sure she need not be an expert on lawn care.

Landscaping and maintenance

Haven’t trimmed shrubs on the burm in back of my house and chopped down every tree on the left side of my property that is now a rental. They planted one gallon shrubs that are useless for privacy. Been here since 2003 and we have no more privacy do to poor maintenance. Nobody responds after many calls. Sarah Bumgardner is useless!!

Making up new rules/reasons for adding fees to HOA dues

I was late getting my HOA dues paid. Hawthorne Management Co. (HMC) adds an additional $15 to my dues for each month late. What I didn't know is that they also charge an additional $15 for each month, and this also applies to late fees. So basically, if you owe them $15 for a late fee, they tack on another $15 for basically having a balance with them. Without be notified by mail, I end up getting a $45 charge with next quarters dues. When I called to inquire, I was rudely told that they have every right to such charges. What could I do. I ended up paying it. Also, they wanted me to pay the balance through their online service, which they charge $10 to use. I told them no thanks, I'll pay it through my online banking. Then I get another bill from them for another $15, again for being late (most banks take a few business days to complete transactions). HMC is unethical. They seem to think that being lawful and being ethical are one and the same. Reminds me of Nazi Germany.

Rented Club House at Highland Creek, with a $300 deposit given as security. Few weeks after the event, received on the mail $150 due to: - crumbs on the chairs (chairs were never used, a rental event provided their on chairs, because the ones provided by Highland Creek were not presentable for the event) - Dirty kitchen floor - Not Vacuum - Glitter on the floor (A clean crew was hired for the cleaning, kitchen and bathroom mopped, counter tops, stove and refrigerator cleaned, all floor vacuum, no glitter what so ever were used.) All items listed on the letter no even plausible, reads like a "protocol" send out letter independent of checking.

A walk-thru was made with one of the security, pointed all the required from them on the list completed and Oked by the security. Upon request, they didn't provide who did the so called "inspection".

Be ware when renting from them. Pictures were taken and a dispute will be filed.

A PICTURE IS WORTH A MILLION WORDS - YOU won't believe me until you see it I just sold my house in Massachusetts and bought a town house in Charlotte, thinking that it would be less work to maintain with a monthly HOA fee and a property management company assuming the exterior maintenance. HA-HA- what a joke! Ive been here 4 weeks and have never done so much yard work in all my life. (I will explain i detail after the REAL problem) The Problems---first the big one It wasn't until I raked out the overgrown bushes that I became aware of this DISASTER! 1. My property is a brick building and has 4 units- one is vacant. In my tiny back yard- there is a common area that has a retaining wall made of wooden planks. (common area means I do not own it falls under the "exterior maintance part of the HOA fee" The wall is two levels high and is holding back a hill with large trees and shrubs growing out of it. Most are dead or dying. The roots of the trees are exposed. On top of the hill, situated directly above the wall is another brick building (same as my property) When I purchased the property, the wooden planks were obstructed by overgrown bushes. When I moved in and started raking out the bushes, what I saw was mind boggling. The wooden planks were hollowed out and disintegrated right into my hand as I touched them. Small grey drainage stones came spilling out of the planks like a cant from a piñata. "So thats where all those grey stones are coming from I thought" I was curious why there was no grass in the walking path. The path has evolved over 32 years and grey stones are now integral to the landscape. NO ONE DISCLOSED THIS TO ME. THIS WALL COULD COME DOWN ANY SECOND AND DESTROY MY PROPERTY and/ or HURT OR KILLS SOMEONE! I AM NOT KIDDING! My very best scenario is -I COULD NEVER SELL THIS- WHO WOULD BUY A LIFE THREATENING TOWNHOUSE? Hawthorne management knew about this and chose to keep it a secret. This is now my new career- trying to get this *** wall repaired. When I called Hawthorne Management- no one returned my calls or emails. On tuesday- After memorial day weekend (3 day weekend) I called at 10:30 in the morning and I was informed, my contact person who I will call "Grungetta" (but thats not her real name) had all ready left for the day! 10:30 AM- 3- day weekend- what am I missing? When I finally spoke with Grungetta, she told me there was NO MONEY to repair the wall! So if I don't pay my monthly fee- can tell Hawthorne Management- "Gee wiz, It seems I'm broke this month- I have no money?" They told me the fee covers exterior maintenance- I don't even have time to finish listing the problems there are with this company! Please look at my pictures. I was told by Grungetta that the wall was looked at by an architected and deemed "structurally sound" a year ago! OH PLAAAAALEEEEEEEEASE!!!!

This is one of the worst HOA companies we have ever dealt with and they all SUCK. Our highly regarded lawyer referred to all HOA's as NAZI'S.

They make up rules that of course don't apply to them, FINE people like crazy and have no reason for existing. "Nuff said???"

The worst property managers

They don't return my calls when I leave a message. I have two properties under their management in Stone Croft and Kings Landing. I have been billed late fees when no original bill was sent on both properties. This is an ongoing problem that keeps occurring each year. It must be some kind of ongoing practice to increase their margins. They have the gall to give me a hard time about it when I call. Their accounts payable person is never available when I call. So I leave a message and they don't return my calls when I leave a message. They are hard to get a hold of on issues. These guys need to be replaced as soon as possible.
